01The problem

The coordinating labor has no owner.

A firm of 150 to 1,000 doors runs maintenance out of a shared inbox. The request sits until someone reads it, gets half triaged, gets forwarded to a vendor who may not reply, then lives in nobody's head until the resident writes again.

Coordination software tracks that work. A coordinator costs $45,000 to $60,000 a year and answers nothing at 11 PM. Most firms under 500 doors run neither.

Every audit and every coordinated request feeds a single anonymized set: response times, vendor turnaround and repair pricing, by metro and by trade. We publish the aggregate monthly, by email.
